The below article was just published by the Florida Association of Realtors.... Fixed mortgage rates again hit new record lows in Freddie Mac’s weekly survey. The 30-year fixed-rate mortgage at 3.79 percent continues to remain well below 4 percent, and 15-year fixed-rate mortgages are also slightly down at 3.04 percent. “The European debt crisis overshadowed improving economic indicators for the U.S. and allowed … fixed mortgage rates to ease for another week,” said Frank Nothaft, vice president and chief economist, Freddie Mac. “For instance, industrial production rose 1.1 percent in April – the largest gain since December 2010 – and consumer sentiment in May rose to its highest reading since January 2008, according to the University of Michigan.” At 3.79 percent, the 30-year fixed-rate mortgage (FRM) is down from last week when it averaged 3.83 percent. Treviso Bay relaunches under Lennar Homes
We recently visited with the sales staff at Treviso Bay. Treviso Bay was purchased last year by Lennar Homes. Prior to that, it was privately held by a development company that built out the golf course as well as a few homes and had started the construction on the clubhouse - and then the real estate market crashed. The golf course was a certified TPC course, the only TPC course in SW Florida and the Ace Group Classic was held there. Today, under Lennar, Treviso Bay is a bundled golf community with the plans calling for an upscale club, similarly to what is now at Lely Resort - including tennis courts, resort style lagoon pool with cabanas, health club, spa and fitness center, aerobics and pilates studio, bocce courts, casual and format dining as well as year round social calendar. Properties will range from 100s (condos) up to the 700,000s (estate homes). Approximate costs for the bundled golf and association fees will be $4000 a year, plus lawn maintenance and CDD fee.

We visited with the sales staff at Mediterra recently with a client who was looking for a Tuscan style villa. Driving around Mediterra is a real pleasure - gorgeous grounds, a fabulous clubhouse/fitness center and golf course and beautiful Mediterranean style homes. The good news is that Mediterra new construction sales have started to ramp up again. The new construction sales team has closed more new sales contracts already this year than all of last year. January Market Report Update for Naples Florida
Real estate in Naples continued to be solid in December, setting us up for a very busy 2012. Closed sales units in 2011 increased 5% over 2010, and are up 104% from their 2007 low. Closed sales above $1,000,000 are up 12% with 706 closings in 2011 vs. 630 in 2010. Of note, the average sales price has increased 7% since its 2009 low while median price has remained stable. Interestingly, the number of new listings placed on the market in 2011 is down 13% from 2010 and new listings for the month of December were the lowest for the month since 2004. Available inventory on January 1, 2012 in the combined Naples, Bonita Springs, Estero market stands at 7,896 units (4,264 condominiums and 3,632 single family homes).
